This document is prepared by the owners, directly in response to the requirements laid down by the VisitBritain Quality Programme - and is now a pre-requisite to VisitBritain approval, implicit in the published star ratings that you see. However, we firmly believe -

Introduction  
We are a small self catering business, based on the conversion of a 200 year old barn and rebuild of an adjacent ruined roundhouse. The building is fully compliant with the UK Building Regulations, as of Spring 2001. Our location is in a comparatively isolated, but beautiful area of North Cornwall, between the rugged North Coast, Bodmin Moor and the historic town of Launceston.

We have been awarded 5 stars continuously from the second year of our business (2002) to the present day. We are personally committed to the achievement of excellence, and the quality of our accommodation and client service offering. We have only 2 measures of business success - level of occupancy and client satisfaction.
We have had several clients with restricted movement, who have thoroughly enjoyed their stays at Tremaine Barn. Examples include client requiring continuous oxygen supplies, clients with severe mobility problems (but not requiring permanent wheelchair occupancy),

However, there are limitations, which we wish to specify, that render our 2 cottages unsuitable for clients who are more severely restricted. As a matter of good business practice, we would never wish to book a client into our cottages, who fails to enjoy their stay, because of lack of available amenity or our over-selling of our capacity.

It has been described by many enquirers and clients as the most comprehensive and useful self catering site that they have seen. Since it was designed and is maintained by the Owners, it is kept constantly up-to-date. Our email policy is to respond to all genuine enquirer or client contact within 12 hours of receipt of email - whatever day of the week, or wherever we are.

We do not offer facilities for font enlargement, or colour change. The site has not been tested e.g. against W3Cs Bobby programme, or has been PAS 78 referenced.

We are also available by telephone. It is rare that one of us is not available to take incoming calls.
We distribute a comprehensive and clear brochure, which - like the website - is designed and is maintained by the Owners and is kept constantly up-to-date with any changes in specification or facility.
Because all our printed materials are computer-produced in our office, we can assist with special runs of large print
material, if specified.

We do not offer information materials in Braille.

Before arrival of a confirmed client, we offer -
1 - free grocery buying service, at a local supermarket - storage of the food items in refrigerated space, and placement of the purchases in the appropriate storage cupboards in the cottages, in time for client arrival.
2 - free information gathering service - to help clients plan their time here, to best exploit their particular interests.

Availability of accessible taxis

Arrival & car parking facilities  

Each cottage has its own reserved car parking spaces, protected by a timber fence and gate.
There is front and rear access to a vehicle once it is parked.
There are no speed bumps in the car parking or driveway. However, access to the inner driveway is through a deliberately designed narrow section, between the workshop/office building and raise shrub beds - which certainly acts as a speed calming measure in the highly unlikely event of excessive client hurry.

All the drive and pathways to parking areas to cottage entrances, are 20mm shingle.
These pathways are not covered.

In the hours of poor light level between dusk and late night, there are illuminated drive lights in the length of the barn side, adjacent to the driveway. The approach to the cottages, past the workshop/office building, is also illuminated.

Clients bringing dogs, subject to our agreement, will find both dog bowls and means for disposing of dog excretion available.

There is no signage provided that is it tactile, Braille, reflective etc.
There is no porterage and assistance offered from and to cars or taxis.

We do, however, welcome all our clients on arrival, and that extends to generally assisting them, where required.
There are no ramps or external handrails.

Accommodation  
A Surfaces:
Throughout the cottage, entrance area, lounge, kitchen and dining area floor surfaces are stone, with rugs; bedroom and bathroom floors are ceramic tiles with rugs.
Walls are painted plasterwork.
There is one floor level throughout the bedroom, bathroom & kitchen/dining room. 3 steps (approx 140mm rising, tread depth in excess of 280mm) with polished wood handrail on one side manage the change in level between dining area and the Roundhouse..

Entry into property
Directly into Roundhouse

Shallow single step (less than 150mm) from shingle surfaced access pathway to external door step.
Period, side hung, hardwood exterior door, with inset small window & net curtain.
Minimum aperture width 86cm.
There is no external ramp.
There is no external handrail.
There is no alternative entrance.

Outside illumination of the entrance is provided by a patio light - switchable by the clients from inside exterior door..

1 Roundhouse
Large octagonal room (approx 6.9m between opposite walls), with central stone & timber beam inglenook fireplace - open on opposite sides - with double-sided log stove and implements.
4 sets of wall lights, providing soft lighting, with 8 lights, situated on top of central fireplace, illuminating areas of the pitch roof and its beams.

Entry from entrance path, through period, side hung, hardwood exterior door, with inset small window & net curtain. Minimum aperture width 86cm.
Opening in to -
Study area
Opposite side of central fireplace to lounge area, with 2 upholstered period oak carver chairs and period flat-top desk, with drawers. Also, wooden armed upholstered lounge chair.
Next to desk is a standard lamp with brighter illumination for reading and other work.

long dining table (space for 6 places) with 4 upholstered period oak chairs and 3 sets of wall lights around.
Central inglenook fireplace with ancient oak beam and cooking facilities built in to quality fitted furniture with oak doors. Furniture stands on a plinth of 19cm height inside the inglenook, with furniture height modified down to 77cm.

Between inglenook and entrance from Roundhouse is alcove containing period sideboard with glassware, cutlery, table mats/coasters, china - below waist height. Limited china (on display) above waist height.

3 Bathroom
Traditional, side hung, wood cottage door from bedroom to bathroom - aperture width 64cm.

There are no handrails.
Taps in bath and washbasin are standard "twist/turn" - with no special levers mechanisms, as in hospitals. The toilet and washbasin are standard height.
There is no alarm system in the bathroom.
There is no hoist - either fixed, tracked or mobile.
There is no shower seat or shower wheel chair (with or without wheels).
There is no seat raiser for toilet.

Walls are soft mushroom; all bathroom sanitary ware is white; bathsides, and toilet seat are mahogany.
Wall basket is white.

There is approximately 170cm x 175cm of unobstructed space between the bath and the far wall of the bathroom.

This building does not have any electric light.

Grounds  

The upper grounds can be accessed by use of the shingle surfaced entrance to the vegetable garden (approx 55m from the cottages) leading to a grass surfaced ramp - usable width approx 1.5m; length approx 8m.
After period of rain, this route could not be employed by any wheelchair, or person using walking aids, such as zimmerframes.
The lower grounds, giving viewing access to the pond and shrub beds, are all accessible from the flat, shingle surfaced driveway. The vegetable garden is accessed by use of the driveway, and then the slightly sloped shingle surfaced entrance.
No sensory garden is provided.
There are no resting points in the driveway, but a small seat is present in the vegetable garden.

there is a pond adjacent to the driveway in front of the cottage. The only protection is a small stone retaining wall of approx 40cm height. The pond is approx 16m in overall length and is of variable depth.

Other issues required by VisitBritain to be defined  

No public areas, except the surrounding grounds, outside of the client's fenced garden and parking area

No treatment rooms
No special leisure facilities
No outside facilities, except barbecues, tables and chairs
No conference or large meeting amenities
No attractions (displays, exhibits, rides, etc)

Escape routes are defined in the client documentation and are shown in this document, within description of each cottage
In accordance with the Building Regulations, hard-wired heat alarms are installed in each cottage. There are no battery powered smoke alarms

There are no flashing lights, vibrating pads

Client personal welcome and briefing, and all administration are performed by the husband and wife Owners. Thus, there is no need for staff training, at this time.
We have no provision for hiring equipment - hoist, wheelchair, equipment, etc

A feature of our business is that - despite the luxurious standard of the accommodation - we do welcome clients dogs, subject to certain conditions. House rules relating to dogs are clearly documented in our Terms & Conditions, and inside the property. Dog bowls and means of disposing of their excretions, are available.
At this time, we continue to welcome smokers - subject to certain conditions.

Background noise - provision was made for limiting the noise levels between the 2 properties, in accordance with the 2001 Building Regulations. This includes a 250mm dense concrete block wall, from ground to roof apex level.
There is no additional ability to reduce music on request.

We have extra fridges for storing medications and special dietary foods, subject to prior notification to the Owners.
