In line with tourist industry's advice in respect of current Governement Policy regarding Covid 19, we have amended our normal Terms and Conditions (shown below). Please read the points in conjunction with our full Terms & Conditions.They will override our normal terms of booking a cottage until further notice.

These terms and conditions of booking a cottage will be regulary reviewed and updated in line with Government policy and advice

  • Should you or any in your party have /are displaying Coronavirus symptoms, please inform the host before you travel to the cottage.

  • If during your stay a member of your party is unwell and suspects Covid 19 infection please arrange to be tested as soon as possible. If the test is positive, we suggest you return home. In the event you feel unable to travel home and need to self-isolate in the cottage for a minimum of 14 days we will assist you in anyway we can. You will be required to recompense the host for the period the cottage is unavailable to other guests.

  • Entry/Departure times: The cottage is normally available from 3.30pm, however due to the additional time required to prepare /sanitise the cottage in line with Covid 19 requirements we regret it will not be available until 5pm. To ensure we have sufficient time to prepare for our incoming guests please ensure you leave the cottage by 10am on the day of departure, leaving all window and doors open (weather permitting)

  • Games/maps /books etc have been removed from the cottage to comply to Government/industry Covid 19 guidelines. However, we can make these items available at your request.

  • Linen: The beds are normally made ready for your arrival with clean mattress & pillow protectors and linen. If you would prefer to bring your own bedding (due to Covid 19) please let us know what items you would like us to provide in advance. If we provide the linen, please strip the bedding and place in the bags provided before you depart.

  • Social distancing: During your stay we will aim to maintain the required social distance. On arrival please call at our white cottage (on the right side of the drive) and we will show you the cottage. If access to the cottage were to be required for maintenance purposes during your stay, we/our contractors will arrange a mutually convenient time to call when the property is vacant.

Terms and Conditions

  • A deposit for 25% of the agreed rent is required with this booking.

  • The balance of the rent is due six weeks before the start of the holiday.

  • Failure to send the required balance by the due date may (at our discretion) be regarded as a cancellation of the holiday by the client.

  • If bookings are made within 6 weeks of the start of the holiday, the rent must be paid in full at the time of the booking.

  • If the holiday maker wishes to cancel the booking due to Covid-19 government restrictions, please contact the owner as soon as possible to discuss the opportunities to either postpone or cancel the reservation.

  • In accordance Homeaway policy, holiday makers who cancel at least 30 days before check-in will get back 100% of the amount that they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Thereafter no refund is available.

  • If for any reason beyond the owners control the property is not available on the date booked, all rent paid in advance will be refunded in full. We will accept no further liability.

  • The number of guests must not exceed two in the Little Barn and four in the Roundhouse.

  • Guests are welcome to invite their friends/ relatives (subject to a reasonable limit) to visit them at Tremaine to share meals, bbqs etc. In these cases the guest assumes full responsibility for their visitors in respect of any damage and third party claim. Please notify us in advance of your guests arrival.

  •  By prior agreement up to two well behaved dog are welcome to stay in the cottage on the understanding that they are looked after in a proper manner.

  • Pets must not be left in the property unattended, and must not be allowed on the furniture. We are surrounded by countryside and therefore the strictest control will be required at all times. Any damage caused by your pet will be the full responsibility of its owner.

  • There is a charge of £20 per dog per week payable at the time of booking.

  • Cottages are available from 3.30 pm on the first day of the holiday. Please vacate by 10 am on the last day of the holiday.

  •  Any complaints must be made immediately they arise. We regret that nothing can be done to deal with the problem or dissatisfaction if left unvoiced until the end the holiday.

  • The cottage must be left clean and tidy and in good order. We reserve the right to surcharge if the cottage is left untidy and dirty. You will be held responsible for any breakages.

  •  We do not accept liability for loss, injury or damage suffered by you or a member of your party during your stay.

  •  If you fail to comply with any of the above conditions, we reserve the right to require you to vacate the property at once and without any compensation payable by us.
